What lenders look at in a business loan application

08 October 2026

Business loan assessments can feel opaque from the outside, but most lenders are working through a fairly short list of questions. Knowing what sits behind each one makes it easier to see why certain documents get requested, and why a file with gaps in it tends to take longer to move.

What sits behind each question

  • Serviceability — whether trading income can comfortably carry a new commitment alongside existing ones. Assessors usually want financial statements, tax returns and recent account activity, not a single strong month.
  • Security — what is being offered, how readily it can be valued, and whether anything is already registered against it.
  • The purpose — what the funds are for, and how that fits the direction the business is already heading in.

Where applications lose time

Delays often come from gaps rather than weaknesses. Figures that don’t reconcile across documents, missing trading periods, incomplete details for directors or guarantors, or a purpose described in a single line all generate questions. Each time an assessor has to go back and ask, the file waits.

Lenders weigh these things differently, and every business has its own circumstances, so general information like this is a starting point rather than a comment on any particular application.

Hi, I'm Jack Si from Australian Finance Service Solutions.

Lenders want to see three things: can the business service the debt, is the security adequate, and does the story make sense. A strong application answers all three before the lender has to ask. That's usually the difference between a fast approval and a slow one.
