Using a self-managed super fund to buy property sits in a different part of the lending market from an ordinary investment purchase. The loan is made to the fund rather than to you personally, and the fund has to be set up to borrow in the first place. That changes who assesses the deal and which properties are even eligible.
Where the rules bite
Lenders in this space look closely at the fund itself: the balance, the asset mix, and whether the fund could keep servicing the loan if a tenant moved out. Borrowing is generally done through a limited recourse borrowing arrangement, with the property held in a separate trust and the lender’s security limited to that single asset.
- The fund’s position — balance, liquidity and cash flow, not just the property.
- Single asset — one property per arrangement, held on its own.
- Who can use it — residential property bought by the fund can’t be lived in or rented by members or their relatives.
- Changes to the property — improvements funded by borrowings are limited.
Getting the order right
Because eligibility turns on the fund’s structure and strategy rather than the property, the groundwork comes first: a trust deed that permits borrowing, an investment strategy that supports the purchase, and guidance from an accountant or SMSF specialist. Settling that early saves time, and avoids shortlisting a property the fund was never in a position to buy.

Hi, I'm Jack Si from Australian Finance Service Solutions.
Buying property through your self-managed super fund uses a different kind of loan, with its own rules around the fund balance and what the property can be used for. It's a narrower lane than a normal investment loan, so get advice specific to SMSF before you start looking at properties.
