Most conversations about finance focus on how much someone can borrow. Structuring is the quieter half of the picture: the set of decisions about how a loan is actually put together. Those decisions are usually made once, at the start, and then live with the borrower for years.
What actually gets decided
- Who borrows — an individual, a couple, a company or a trust, and who appears on the title.
- How the security sits — whether properties stand on their own or are tied together as one package.
- How the accounts are split — one loan or several, and which portions are fixed and which are variable.
- What features sit alongside — offset or redraw arrangements, and how funds move between accounts.
Why it shows up later
Structure tends to matter most when something changes. Selling one property is simpler when it has not been tied to another as security. Releasing a security, adding or removing a borrower, or refinancing part of a portfolio can each be smooth or awkward depending on the original setup. Keeping personal and investment borrowings in separate accounts also makes the record-keeping clearer at tax time.
None of this is one-size-fits-all. A suitable structure depends on the borrower’s circumstances, their plans and current lending policy, and parts of it touch on tax and legal questions that belong with an accountant or solicitor.

Hi, I'm Jack Si from Australian Finance Service Solutions.
Loan structuring isn't just about getting approved, it's about how the pieces fit together. Which entity borrows, how the security is split, whether accounts are fixed or variable. Two people can borrow the same amount and end up in very different positions because of how it was structured.
